Project Details

SCOPE: Lease Leaseback Guaranteed Maximum Price Project consisting of the Modernization of 2 Elementary Schools including replacement of mechanical equipment, new roofing, site accessibility upgrades and miscellaneous repairs including dry rot repair, and restroom upgrades. The two campuses are further described below:

Wardlaw Elementary School built in 1988 - Permanent buildings encompass approximately 39,575 sq. ft. including 41 classroom spaces, administration spaces, and Multi-purpose spaces. The Scope of Work for Wardlaw includes Campus-Wide Site improvements contain accessible path of travel upgrades, restriping parking, replacement of Mechanical Systems and Roof Replacement in Bldgs A to G. Complete renovation of student restrooms in building C and F to provide accessibility & light upgrades.

Steffan Manor built in 1941 - Permanent buildings encompass approximately 47,908 sq. ft. including 37 classroom spaces, administration spaces and a Multi-purpose spaces. The Scope of Work for Steffan Manor includes Campus-Wide Replacement of Mechanical systems, and Campus-Wide roof replacement at most of buildings B, C1, and D, and roof coating at Building A, Part of B, C, and C4. Dry-rot remediation at walkway roof and roof sheathing as occurs during the roof replacement. Complete renovation of two Boys Toilet Rooms in buildings A & D. Limited wall and door demolition and replacement to provide accessibility upgrades. Replacement of accessible parking, accessible door landings, and accessible path of travel upgrades throughout the campus.

PLA Required / Prevailing Wage Required / Skilled & Trained Workforce Requirements " See PLA / 5% Retention / See “Owner Contract Extracts for Sub Bids” for Insurance Requirements to include in your bid (Waivers of Subrogation, Primary Wording, and multiple Additional Insureds for insurance will be required). / RFI Deadline is 3/20/24 by 5pm / MEP+FS Subs MUST be Prequalified with District 2 weeks prior to bid / Duration Dates: 2 Summers: Summer 2024 and Summer 2025 / $1,000 per Cal. Day - Liquidated Damages / Refer to “Owner Contract Extracts for Sub Bids” folder on Procore for bid documentation / Non-Mandatory Site Walk for Subs on Tuesday 3/12 @ 9am / 2 Year General Warranty / If any information provided in the Project Manual/Specifications conflicts with info provided in the “Owner Contract Extracts for Sub Bids” on Procore " then the info from the Owner Contract will prevail.
New as of 1/1/24: New California Air Resource Board or C.A.R.B. requirements apply to all subcontractors with equipment on-site. current certificates of compliance from the Air Resource Board’s D.O.O.R.S. website and compliant equipment on-site will be required/collected/and monitored at all times by Alten on-site staff.
