Project Details

Scope of work includes but is not limited to: Site Clearing/Demo, Grade/Pave, striping/signage, surveying, SWPPPs, wet utilities, dry utilities, site concrete, fencing (vinyl & metal), auto entry gates, landscaping, site furnishings, trash enclosures, playground equipment, swimming pool & equipment enclosure, concrete foundations, gyp-crete, structural & misc. steel, rough carpentry, scaffolding, singly ply roofing, sheet metal flashings, waterproofing, insulation, doors/frames/hardware, windows, aluminum storefront, lath/plaster, finish carpentry, casework, countertops, closet shelving, drywall/metal stud, paint, flooring, ceramic tile, toilet accessories, appliances, window coverings, plumbing, HVAC, Fire sprinkler, Electrical, Fire Alarm, Solar, card access control, etc.

This project involves the construction of a new apartment complex comprising 156 units of affordable housing, with a total area of 150,429 square feet. The development includes five three-story residential apartment buildings designed in a garden style and a clubhouse. The site amenities feature off-street parking, a pool, a dog park, a play area, covered bicycle parking, and trash enclosures.

The project falls under the category of a prevailing wage project, necessitating adherence to the higher rates of Federal Davis-Bacon and California State prevailing wage standards, including related labor requirements. The project is also subject to contracting and hiring outreach requirements including MBE/WBE (Minority Business Enterprise/Women's Business Enterprise), Section 3, and equal employment opportunity standards are mandatory. Detailed information on these requirements can be found in the bid documents under the "Wage Compliance" folder.

Contractors are encouraged to propose value engineering (alternate deducts) for consideration in the pricing. Request for Information (RFI) submissions should be made before 12/13.
